My husband and I would like to renovate our attic to increase our living space. We have a 900 square foor attic. Would our return on investment be better making it into a large family room or 2 additional bedrooms?

You need to know what is common for the area in terms of the room and keep a floor plan flow that makes sense. This depends on what room types you currently have and what room types are common for an area. Ask a local agent what sells best in your area as each area/neighborhood across the country will have different areas. Where I'm at, it's not a family community really, you don't need a lot of bedrooms but people entertain a lot so a large area may be better here. Your area may be different

Well it seems to be that most people are looking for living space or even a game room type of thing to ad value to your home, have you thought of making the room into an office, or play room or even the every poupler home theater that everyone is looking for ? but make sure what ever you do, you can save money by doing it your self, because you really do not get back a whole lot on your investment.

You also want to make sure that FAR requirements or septic aren't going to prevent you from adding any more bedrooms. Usually if you ask the Building Department in your town they will give you a better answer, and some septic tanks are meant for 2 bedrooms, 3 bedrooms, etc... If you add on more you might end up having to upgrade your septic as well which means added costs. Let's say you end up adding 2 more bedrooms, and don't upgrade anything or go through the town, when you go to sell it you can't include those as bedrooms and your house value will remain the same. you don't say how the home is configured presently. if you have four bedrooms and no family room...then go for the family room but make it out of two of the rooms downstairs and add the roms up. if you have a family room that is well located for the home then adding bedrooms is a safer bet. the point is that you don't want a five bedroom house with no family room or a two bedroom with a family room...it's never good from a resale standpoint to have an odd comp. A home office is something that i have now and couldn't live without so if you can wedge one in, and they are something your trade area desires, then i'd chew on that as well. if you do add bedrooms upstairs then be sure to find some $$ for a half bath at least.

My husband and I are doing something similar...we are adding 1200 sq feet to our home and it is costing us right around 100k but it will increase our value by 437k. When we were doing the research on what would be the best course of action we were told by many property appraisers that the amount of square footage is what increases the value of your home the best....bedrooms for sure as well as adding an extra 1/2 bath. Like said in the other answer given to you bonus rooms are great but the bedrooms add more.You also need to take into consideration the city and state you live in.....what are the property sales doing and what are other home selling for. Adding bedroom space always increases the value of property. While a family room is nice, having that family room in the attic is awkward. You would be better off adding bedroom space as opposed to the family room.
