The daytime weather is warm but the nights are cooling off, summer is almost over! Looking around the city I see kids enjoying the lazy days of summer right up to the time it gets dark. I remember those days, darkness always came way too soon, I was never ready to call it quits. Judging by the look of these kids, they feel much the same way.
Photo is taken from the steps of the Museum of Natural History, overlooking City Park and the Denver Skyline as the sun sets over the Rocky Mountains.

Yet another month passes as we move toward the end of summer, the news is not surprising.
- The average price for both condos and SFR dropped slightly in July, but is still higher than for July 2009 by a combined rate of 6.7
WHAT THIS MEANS: The Denver market is realizing a continuing increase in the average price, which will remove the “underwater” concept many people have, and at some point, there will be usable equity for those folks that bought prior to 2004.
- Homes place under contract in July declined by 1148 units from the previous year. WHAT THIS MEANS: The tax credit artificially moved the sales forward into the 2 month period of March and April, and unbalanced the market for the remainder of 2010 and most likely for the much of 2011. Total sales will remain under 2009-2010 levels until summer of 2011.
- The “Absorption Rate” jumped from 24.3 weeks in June to 31.2 weeks in July. This represents an 8 month inventory vs. a six month inventory. WHAT THIS MEANS: the entire Denver market has moved back to a more favorable position for buyers.
- The Denver market priced under $500,000 is selling well. The market over $500,000 is now at a 140 days on market, which is considerably better than to 210 days of July 2009. WHAT THIS MEANS: A combination of job losses and difficulty in obtaining mortgage money in the higher price ranges has created an oversupply in the upper price ranges. This oversupply will remain in place for some time. There will be few high priced home built in the next few years, unless custom ordered.
- The FHA Mortgage insurance changes that were scheduled to take place in September have been delayed until later in the year.
- At this time the following is true about FHA loans in Denver
- The FHA Loan Limit in the Denver area is $406,250. This means you can purchase a home priced at $421,000 using the minimum amount required for a down payment ($14,750).
- At the present mortgage interest rate of 4.5% a home priced at $300,000 will require a down payment of $10,500 resulting in a loan amount of $296,000 after MIP is included. This will result in a Payment of $1630 dollars including Principle, Interest, and Mortgage Insurance. Property taxes and Hazard Insurance must be added to arrive at the true monthly payment.

Home buyers who plan to purchase in the City and County of Denver need to know about the Mortgage Credit Certificate (MCC) offered by Denver. Not everyone can qualify, but those that do stand to gain a significant benefit.
Here’s the scoop…Denver Mortgage Credit Certificate
The Mortgage Credit Certificate (MCC) is a program offered to qualified buyers that will allow them to receive an annual federal income tax credit equal to 20% of the annual interest they pay on the mortgage loan. This differs from the standard interest deduction in that, it is a dollar for dollar reduction in taxes owed by the borrower.
Borrowers have a choice…
They can choose to adjust their W-4 withholding and receive the value of the credit – this gives them more buying power sooner. Or they can submit the credit certificate with their 1040 form at the end of the year. Either way this means HUGE savings for a borrower!
There are some other stipulations…
There is a limit on the amount of money available in the program. Currently (on June 1, 2010) there was $14,000,000 still available. NOTE: this program is not new. It’s been available for at least 15 years. Normally when the program runs out of money it gets refunded by the U.S. Gov.
The Mortgage Credit Certificate is for First Time Home Buyers
First Time Home Buyers are described as anyone who has not owned a home in the last 3 years. This fact is validated when the borrower submits their three years of tax returns.
Income Limitations are Generous!

Occupancy
Borrower is required to purchase as primary residence. Non-owner occupant co-mortgagors are allowed (Mom & Dad!) provided that combined income does not exceed income limitation (that could nix it!). The non-occupying co-mortgagor is not required to be a first time home buyer.
Process
There is a submission process that the lender must go through. It takes a minimum of 4 weeks to complete. The buyer MUST complete a Homebuyer Education course certificate, obtained through a HUD approved agency. The process can be completed in conjunction with the mortgage loan, so it’s NOT an additional 4 weeks.
Costs
There is a fee (non-refundable) to make application in the amount of $75.00 plus .15% of the mortgage amount for the MCC Issuance Fee paid to the City and County of Denver. Most reliable lenders will be able to tell borrower in advance of paying this fee if there is a very good chance to obtain the certificate.
Recapture Tax
In some cases when the borrower goes to sell the property he may be subject to a “recapture tax.” If a recapture tax is owned it is computed and paid to the IRS for the tax year in which the home is sold. For the average buyer in thiws program, it’s unlikely they will be required to pay because their income is lower than that allowed without penalty.
A recapture tax is due only if:
- the borrower sells his home in under 9 years
- the borrower receives a “gain” on the sale of the home and the borrower’s income has increased significantly over the 9-year (typically more than 5% per year)
- a recapture tax is due, it will be based upon the lesser of 6.25% of the original loan amount or one half of the gain on the sale of the home.
Let’s Look at an Example (this is for explanation purposes only!)
Assuming a borrower could qualify for the mortgage and the mortgage credit on a home purchase of $350,000, with an income of $68,000, interest rate (available today but who knows how much in the future) and a 15% tax bracket. Here are the numbers.


Using Denver’s Mortgage Credit Certificate a borrower could save $2603 a year, or $216 a month!
Buyers may be interested in knowing what the average home/condo sale price is in the City and County of Denver. As of July 2010 here are the average home sale prices:
So you can see buying a home in Denver and having a very worthwhile tax credit, is possible!
Now what? Need a lender to contact? The nice lady who provided me with the above information is experienced in doing Denver’s Mortgage Credit Certification, she’s done many in the past and is not afraid of tackling the paperwork for you. (note: many mortgage lenders are not willing to go the extra mile, qualified to do it or more importantly experienced in doing so.) When moving to a new area, many people bring with them the understandings they developed back home. Not that there’s anything wrong with such knowledge, but in a new location it doesn’t always apply!
How so?
Well oddly enough, each state has different laws. So for instance when moving from the east coast, let’s say Connecticut to Colorado you may be surprised (and frightened) to learn we close real estate contracts without using an attorney! Yes, it’s true. Our contracts are written specifically so Colorado real estate brokers are permitted to “fill in the blanks.” For 99.9% of residential real estate deals that’s all that’s needed. Of course, if you want to hire an attorney to represent you, you certainly may do so.
Use Extreme Caution When Hunting for a New Home
Colorado has different laws about agency. Most consumers are well aware of how important it is to have your own representation when purchasing real estate. That means if you are a buyer, going directly to the listing agent or worse yet the on-site-sales agent is not the way to get representation. In both cases the agent or on-site sales person by law represents the owner of the property (not you!). By going directly to them you can jeopardize your negotiating position, sometimes innocently before you even know it.
I call it, “giving away the farm.” Savvy agents strike up an informal conversation with you, or you might perceive it as informal, but all the while they are “qualifying you, by asking indirect questions that may later be used against you. Ouch!
Builders Co-operate with Brokers in Colorado
Many parts of the country find that home builders refuse to work with real estate agents. They prefer to sell directly to the consumer. Well that’s not so in Colorado. Here we work together with builders, as real estate brokers we can show a consumer ALL the GOOD builders in the area not just one. In fact, the builders and brokers in Colorado have worked together for years, because we understand how important it is for the consumer to have buyer representation!
As a Colorado real estate broker I make it my business to know the various areas and the products offered by the builders. I also know which builders service their buyers AFTER the sale, because I talk to my clients and they tell me if they are satisfied. To me the most important aspect of buying a new home is satisfying the client by providing good service not just during the transaction, but long after the ink has dried on the deed.

The long awaited IKEA store broke ground a few months ago. Passing by each day, no matter what day of the week it was I would notice a long line of trucks waiting to haul away the dirt. Although I didn’t confirm this, it appeared they were working on the site 24/7!
Well the hole is dug and now the structure is starting to take shape.
This is good news for IKEA fans in Colorado and neighboring states! Now when one needs an IKEA fix a drive to Salt Lake City is in order. Considering that takes one day there and one day back, you really need a long weekend to do it up right!
Looking at the site, we are still wondering where the parking will be. Maybe they are going to build a parking garage, because the lot just doesn’t look big enough to me! Does anyone know? If so, I’d love to hear from you!

American Girl, formerly an online retailer opened a wonderful store in Park Meadows Mall this past spring. The store opening was quite an event bringing in beautiful little girls from all over the Denver metro area.
Several months later the store is still impacting the area. When I converse with people who are relocating to the area, all I need to do is mention Park Meadows and frequently (depending upon the age and gender of their family) I hear, “Oh, yes! That’s where the new American Girl Store is!”
Yes, it is. Douglas County, Colorado a quiet suburb of metro Denver has found fame thanks to the legendary American Girl dolls!
My hubby has a granddaughter who just turned 9. I mentioned to him, if he wanted to be a “hero” he should shop for her present there. He listened, but not first without checking with Mom. Of course Mom thought it was a wonderful idea for Gramps to present the 9-year old with her dream-come-true doll! So he did.
Now he’s created a monster! These lovely dolls are made to be accessorized! The character dolls have a wide assortment of wardrobes available for purchase! In fact there is a styling salon in the store so the dolls can be coiffed when the need arises.
Next door at my favorite restaurant, White Chocolate, they have made it known they are “doll friendly.” So when little girls show up with dolls in tow, they can be seated in special doll seats at the table, just like the family siblings only more miniature.
So American Girl found their niche, they cater to the dreams of 9-11 year-old females. Apparently that niche is well stocked in Douglas County, Colorado!

Lately I’ve been working on creating a Google Map of Lone Tree, Colorado that illustrates the neighborhoods within the community as well as the amenities.
It’s interactive! Click on it!
If you click on the shaded part of a neighborhood, a pop-up window will show a picture of the area. As you can see I have a lot of work to do, but so far I think this could be a valuable resource for people wanting to know more about Lone Tree, CO.

A blog post written by Mandelman Matters was forwarded to me today from a lender friend who knows how I feel about the Bank of America. I’ve ranted written about one of my experiences most recently in Bank of America #FAIL and that is only one case of the many unrecorded, unpublished frustrations and astonishment’s of the bad performances we get to deal with on a daily basis.
Well it looks like 15 Texas Homeowners and the Texas Housing Justice League have decided they can’t take it anymore and are now suing Bank of America for Abusive Practices.
In the interest of time, I will now use only the keywords describing the gripes against Bank of America as accused by the Texas Homeowners.
Scheme, misleading, inconsistent, lost correspondence, verbal abuse, extensive delay, money, health, harsh, shuffled, no resolution, dysfunctional, barrage of misinformation, misdirection, deliberate inactivity, abuse, harassment, yo-yo. blocked at every turn, labyrinth of transfers, hundreds of hours on the telephone, transferred, never speak to same person again, contradictions, complaints meet with resistance, no supervisors available, unaccountable departments, asked to sign same documents three, four or even five times, negotiators who would not return telephone calls, not isolated incidents, pattern and practice by Bank of America.
OK so my 3rd grade English teacher would prefer full sentences, but I ask, “why?” These words paint the full picture.
So tell me folks, why on earth would anyone knowing this and in their right mind ever use Bank of America for anything, except the Defendant?
Three cheers for the 15 Texas Families. You go Lone Star!

Denver Real Estate News – Highlands Ranch Featured

Highlands Ranch received a tip of the hat from Money Magazine this month. In a list outlining “America’s 100 best places to live” Highlands Ranch came in at #12!
The publication sited Highlands Ranch in Douglas County as having:
“over 8,100 acres of open space, 22 lush parks and activity possibilities that span from hiking to golf. This unincorporated area outside Denver offers the best of the Colorado outdoors.”
It is always nice to be recognized by national publications that we in the Denver Metro area have very desirable neighborhoods. Of course folks discovered Highlands Ranch because it also has a wonderful infrastructure of good Douglas County schools, excellent shopping and remarkable views. All this is within easy driving distance to the area’s employment centers, DTC, Downtown Denver, Cherry Creek etc.
Highlands Ranch is also within a quick commute of the Light Rail line for those working warriors who prefer to use public transportation.

Last week the Denver Business Journal reported that Douglas County topped the nation in the fourth quarter for the highese increase in average weekly wages, according to the Bureau of Labor Statistics.
The suburban county posted a 26.1 percent year-over-over gain in wages, or $244 higher, while the U.S. average was just 2.5 percent more, or $23 higher. – Denver Business Journal

We’ve all be anxiously awaiting the Denver real estate statistics to see how sales went after the tax rebate was over. The results are in and frankly we are a little surprised. The numbers are better than we expected.
July 8, 2010
- The average sales price jumped 10% in June over the month of May, and 6% over June 2009. Best reason why: an increase in non-tax credit supported contracts written in May. The months of May and June are traditionally the spring transferring months for the corporate buyer, and that seems to holding true in 2010. By advancing the first time buyer market to March and April, the average sale price increased because the transferring buyer is in the $400,000 price range this year, and there were simply less low price buyers in play in June.
- 2. Average prices up, total sales down, but not out. The decrease in total closed sales was only 319 from May and 140 less than June of 2009. Important consideration: The first half year to date sales totaled 20,990 compared to 19,363 units sold YTD 2009, an increase of 8%.
- The Total Available Inventory is creeping up. (an increase of 8.8% over June of 2009) This is a concern. It is reasonable to assume that homes owners buoyed by the good sales numbers of April are trying to take advantage of the market and sell their present home. While we are some ways away from a flood of inventory, it will take very little excess inventory to drive the prices down below the last two years low levels in the latter half of 2010. While the much discussed “shadow inventory” seems to be barely visible in the Denver area market, the overall economy is still very fragile. (Positive sign: RTD letting contract to build the commuter rail to DIA, etc. will pump 2 billion plus $$ into the local economy and add 3000 jobs.)
- Postscript to the above note: it is all about employment!!
- 5. The Average Days on Market (DOM) for May was the lowest in a long time. That number increased to 82 days in June, a factor of increased inventory and less total sales. 82 average days on market is still very good.
- 6. 3885 = the total number of contracts written in June, 2010. 5,664 = the total number of contracts written in May of 2010. That is 1779 less units of inventory contracted for sale, which negatively affects the work load of REALTORs, Title Companies and their Escrow departments, mortgage lenders, home inspectors, appraisers, etc.
- Freddie and Fannie national mortgage rates are 4.57% today. Those low rates are providing some boost to the housing market, at least for those that can take advantage of the moment.

The real estate market is picking up in Metro Denver. Statistics show 6 months of improvement in values. Considering the very low interest rates it’s no wonder! Buyers are discovering the benefits of home ownership far outweigh the alternative. Renting is becoming more expensive than buying!
Sellers who have been waiting on the sidelines, are now interested in putting their homes on the market for sale. Sellers who are interested in having a smooth transaction will be interested in knowing the mistakes to avoid.
Mistakes Home Owners Make When Selling Their Home
- Not Choosing an Expert – Anyone can claim to be an expert, but when it comes right down to it, the proof is in the presentation. An expert in selling your home will come prepared with knowledge about home sales in the neighborhood, average days on market, list to sale ratio and information about the home selling process. Don’t be fooled into thinking your home is being handled by an expert when the “expert” being interviewed cannot justify the price of your home based on established facts.
- Getting emotionally attached – When the time to sell a home comes, it is also time to detach from the home. Emotional attachment is natural to have, but it can also get in the way of negotiations. The buyer someday will have a similar attachment, but now the house is just a house to them.
- Holding your own open house – Home owners often feel they can hold their home open since no one knows it better than them. Problem is they tend to share too much with the prospects resulting in “giving away the farm” so to speak when it comes time to negotiate. Also casual lookers tend to prefer to keep their distance while the seller is trying to be a salesperson. Seldom does doing your own open house work.
- Odors – the saying goes “if you can smell it, you can’t sell it.” How true this is. Cigarette smoke, cooking odors, incense and pets are the top offenders. If a seller wants to get a home sold, odors of this sort need to be avoided.

It’s America’s birthday weekend a good time to kick back and celebrate our freedom on the 4th of July! Celebrations can be found all over Metro Denver in parks and stadiums.
Here is a list of the places offering 4th of July Celebrations, please note, some are on the 3rd not the 4th!
Arvada
Lutz/Stenger Sports Complex west of Kipling on W. 58th Avenue. The fireworks are set to a musical simulcast on KOOL 105.1. The celebration begins at 3 p.m. go to Arvada for more information. Fireworks kick off at night (9 p.m. ish) on July 4th.
Aurora
Fireworks at 9:30 p.m. on July 4, on the west side of Aurora Municipal Center lawn. Aurora offers the largest fireworks display in the metro area and with a performance by the U.S. Army Band from Ft. Carson. 25 minutes of fireworks simulcast on KEZW featuring patriotic music. For more information go to Aurora or call 303-739-7000. Note: In the event of inclement weather, this event will be canceled and not rescheduled.
Southlands Mall will not be presenting fireworks this year.
Boulder
Folsom Field at the University of Colorado are offering fireworks at 9:30. The gates open at 8 pm. with the program beginning at 8:30. Admission to the fireworks display is free. Information about event parking and shuttle buses can be found at: Boulder 4th of July.
Brighton
Friendship Park Fireworks begin at 9 p.m. at 8th and Southern St. on July 4th. Celebration activities begin at 6:00 music,concessions and other activities in the park welcom all. For more information go to BrightonCo. or try the hotline at 720-685-7339.
Broomfield
The Great American Picnic and Fireworks Extravaganza will be held at Broomfield County Commons, 132nd and Sheridan. Castle Rock

July 3rd: Fireworks and Colorado Symphony concert at Civic Center Park beginning at 8 p.m. This free event kicks off the Biennial of the Americas and The Colorado Symphony’s summer season. Saturday July 3rd, Denver Colorado National Golf club will have a fireworks show at 9 p.m. Free festivities begin at 4 pm. with a kid’s fishing tournament free of charge. Only a day late and we won’t talk of how many billions of dollars short, Congress managed to pass the Tax Credit Closing Extension Deadline today. After the President signs it, as is expected it will be official.
Now home buyers who were caught in the crunch of lender overload will be able to breath easy. As long as they get their financing approved and closed by September 30, 2010. For most financial institutions this should be plenty of time.
The bill was wisely separated from the controversial “unemployment benefits” bill that wasn’t moving forward. Thankfully for the tens of thousands of home buyer and home sellers for that matter the transactions can move forward without another tailspin!
Those folks who will now receive their $8000/$6500 tax credit have the thousands of people including NAR ~ The National Association of REALTORS® who lobbied Congress for the extension as far back as a month prior to the deadline. Thanks to their political advocacy for homeownership the bill was successfully passed rather than buried in the muck.
Veterans Have an Extension Too
Veterans who qualify will still be allowed to PURCHASE a home and qualify for this tax rebate until NEXT year in April 30, 2011. Considering how interest rates are at an all time low, now is the time to make the move to home ownership! If you would like to chat about how incredibly low your house payment will be, just call. You will be amazed, it’s cheaper and wiser than renting!
