Is there any reason to offer more than list price in a buyer's market when there are no previous offers?

Unless there are offers currently on the table, I wouldn't advise offering more than asking price. If you are taking a mortgage out to buy the property, an appraisal will be done. That appraiser will have access to the property's listing history and price, so they will more than likely not appraise it above that price, especially in today's market. All markets are local, however, and I would recommend working with a local, experienced buyer's agent.

None at all. Most homes, if they've been on the market for awhile, are selling for less than the listing price.
