Whenever I get a new follower, I check out their bio and twitter stream to see if they’re someone I would like to follow back. I categorize my followers into three buckets:
1) People who I know and have met face to face
2) People who I’ve never met face to face but who I’ve interacted with online (ie through other social networks, blogs, etc)
3) People who I don’t know
Bucket 3 is always the most interesting to me. Lately, I’ve found that more than half of my followers who fall in bucket 3 are people associated with the real estate industry in one fashion or another but who are clearly just hitting up other profiles and doing mass followings. You can judge this by the thousands of followers they have and the small number of people following them back.
That leads me to this discussion. What are some of the techniques you use in determining who to follow? How do those techniques make the people in your Twitter world relevant? Anyone can mass follow people but the real conversation and value proposition begins with having the right people connected to you.

Dave,
I'll admit that I originally only followed real estate agents and people such as yourself or Rudy from Trulia. The idea was to become a valuable asset for agents to refer to but as time went on I realized that I was learning so much more from them in mass than I was teaching them.
I still prefer following real estate agents but I've opened up to others in my same arena, virtual assistants and a few others that wouldn't traditionally be added to the list like some personal yet professional friends.
I look at a users profile, if available the person's website and then I check out their Twit Stream to see if they only solicit or if they provide real valuable conversation for the people following them.
