Do professionals use Twitter to market their listings?

I feel like experimenting with Twitter (not even a member yet) but other than the good personal use of it (getting to know people, etc), do people use it to market listings? Do others get annoyed and consider it spam? I suppose there is a "good" way of doing it vs the spam way but I'm interested in hearing thoughts about this.

My advice on this-- do it -- but do it smart. There is a fine line between spam and valuable information. The key is frequency and method of delivery. And it can't be the only thing you do on twitter.

I'd only Twitter special listings-- "brand new" "under 200K" or some other label to brand it. Add a # tag so folks who find these of interest can search for them on search.twitter. Incorporate TwitPic for a visual.

You should contact your client base and ask if any are using twitter, pass on your twitter name and follow each other.

Good morning Dave & Jim,

Glad to have provided a useful tool to both of you. I've used Tweet Grid to get the general idea of rather or not someone would be useful to follow or not. For example, since I do Internet Marketing for real estate professionals I have my Tweet Grid set for the term "Real Estate". You wouldn't imagine all the spammy people out there that one after another after another send nothing but solicitations.

I will throw some caution out in relation to 'Live Tweeting' which I discussed on my post titled, "Twitter Marketing Strategies". Recently many people I follow have been at a conference in New York City and I'm getting flooded with live tweets every minute or so.

As a regular Joe schmo I might find that intrusive if I was following a Realtor because they are local to me not so much for their pearls of wisdom.

Hey John,

I've been wanting to check out all of these different Twitter apps. I just cheked out tweetgrid. Very cool. I use tweetdeck and a couple of others but this is a pretty useful one. I wish I checked it out earlier.

Jim, I have many Realtors I'm connected with on Twitter. There are some Realtors who market the "wrong" way, constantly pushing listings and blog posts every day but there are lots who use the tactics John outlines below. When done correctly, it can be very effective. Follow me at "davbet"

Thanks, John. That tweetgrid site is very cool. I didnt know there were ways to limit or search through everything going on within Twitter like that. I also checked out your blog posts you linked to. The Twitter Marketing Strategies one is exactly what I was getting at in my question so thanks for sharing.

I just may sign up soon.

Hello Jim,

Have you ever attended a Chamber mixer or other local event where you've mingled with other business professionals & discussed your own business with them? This could be idle conversation as simple as someone asking you, "What is it you do Jim?" or for that matter you can start the conversation, "So what is it you do John?"

Through social events Realtors have been marketing themselves for years and years before the Internet even existed.

So joining Twitter is like attending a long term Chamber mixer. The concept of promoting yourself on Twitter should be fairly easy if you look at it in that aspect.

The true question you should be asking yourself is how do you go about placing yourself in the right mixer so that people will be ok when you tell them what it is you do as part of your communication with them.

I have an awesome website that will help you find the right audience to mingle with and ultimately become friends with. From that they will know what it is you do and will ask a question every now and then, you can share your success with them by saying, "Just closed on my first house of 2009! Housing market in Calabasas is HOT!".

The website is http://www.tweetgrid.com. Choose the 2x2 brown box and in box #1 search for "Calabasas California" in box #2 search for "Calabasas real estate", in box #3 search for "Calabasas events" and in box #4 type in "Calabasas news".

These four searches will return all Twitter conversation going on where any of those four keywords are mentioned. From this, pick and choose who to follow on Twitter and who not to follow. Avoid the ones that do nothing but company promotion and follow the ones that are actually conversational.

Note: You can easily change what terms you search for or place a " " around the specific term to return only results with that exact match.
