You might be able to ask for seller concession toward closing costs. This may free up some cash for your down payment.

As of October 1, 2008, the government ceased all Seller paid down payment assistance programs. There are currently no programs available for the Seller to contribute your down payment for you. However, in Kentucky, the Kentucky Housing Corp and the Urban Development Lending offers financing options that would allow you to purchase with no money down depending on your income limits.
